REMODEL
Remodel is my favorite. It is almost exclusively what my business is based on. Whatever your remodel or repair needs are, please give me a call. I can almost certainly help.
Whether it’s a bathroom, decks or porches, siding, windows, doors, flooring, trim, stairs, demolition, or almost any other remodel task you can think of, I can likely help you.
RESTORATION
A good portion of my time in the construction industry has been spent rebuilding 100+ year old homes from bottom to top. I would say top to bottom, but in the case of old houses it is usually necessary to start with the foundation and work upwards from there. I greatly enjoy the complex creative thinking required to transform ancient and often poorly built structures into beautiful modern homes while maintaining some of that 100 year old charm.
If your home isn’t 100 years old, or you don’t need to rebuild the whole thing, I can still help! I’ve done a little bit of everything and can take your house from whatever level it’s at to whatever level you would prefer if to be at.
Give me a call or send me a text at (360) 708-5111. I would be happy to take the time to talk with you about your project.
FOUNDATION REPAIR
More than half of the rebuilds that I have taken part in have required foundation repair or re-enforcement. Unfortunately, prior to the introduction of building codes and industry standards many foundations were built with little regard for strength or longevity. Even in instances where the foundation was properly built it is often the case that it was built on substrate which was not adequately compacted, and damage to the foundation often results as one side of the house settles disproportionately to the other side. If you have a compromised foundation and would like to know what can be done to fix it, please give me a call.
HOUSE LEVELING
Many many old houses (and some newer ones as well). were built on poorly compacted substrate and have settled to the point that it is obvious to the occupants, and sometimes even to the passerby on the street. Even if your foundation is solid your floors may slope in the event that your floor joists are spanning too large a distance, or where improperly installed.
Whatever the cause, If you’ve got sloping floors please give me a call. Even if your house is listing so badly that it is noticeable from the street there are usually options and they often aren’t as complicated as many people assume.
FRAMING & STRUCTURAL SUPPORT
Since many older homes in this area were built before the adoption or enforcement of building codes, structural inadequacies often need to be addressed before proceeding with a rebuild. Much better to install posts, beams, and sheer walls prior to investing heavily in a major remodel than afterwards! Sometimes this is as simple as adding some supporting posts, and sometimes is as complicated as re-engeneering the foundation of the house. In any case, these structural issues have to be addressed at the beginning.
ROOFING & SIDING
Roofing and siding are essential components of a house since they are responsible for protecting everything inside from the elements. if your existing roofing and siding is in good shape there is no reason it can’t continue to protect your house. However, if a house is a the point of needing a full restoration it’s roofing and siding is often in need as well. This, like the structural issues listed above, is an issue that must be addressed from the start. It’s no use doing a remodel if the structure isn’t protected from the elements. Quality siding can last for decades or even centuries when properly installed, and is often the largest single exterior aesthetic statement that can be made.
If you need siding or roofing installed Dukes Building can help. Give me a call today, I would be happy to take a look at your project.
WINDOWS & DOORS
Quality windows and doors are essential components of any home. Because they are among the most vulnerable parts of a home (since their installation creates penetrations in the “building envelope”) it’s important that they are of good quality and are installed correctly. The physical difference between an installation that provides a weathertight seal and one that doesn’t is small, but the result is huge. Carefully and correctly flashing, caulking, and securing doors and windows can result in a finished product that will protect and beautify your home for a lifetime. However, skipping over even the smallest details can result in rot, mildew, and whether seal problems that can cause significant damage in a matter of just a season.
